Look for These 3 Things When Shopping for a Home builder

Looking for a Builder

You’ve decided to build the home of your dreams. Now you need to find the right builder to make your dreams come to life. With so many options available, how can you be sure you’re choosing the right person for the job? Finding the best home builder is essential to constructing the home of your dreams. Look for these things in your potential partner.

Do They Meet Your Needs?

You likely already have a vision for your dream home, and not everyone can make that vision a reality. Many builders specialize in a certain type of home, style, or price point. For example, a firm that focuses on luxury custom home builds probably does not build many starter homes. Building materials and contractors may vary greatly based on your personal aesthetic as well. For example, if you’re looking for a modern farmhouse design, don’t look to a builder who takes style cues from Frank Lloyd Wright.

Are They Experienced?

Secondly, look at examples of their previous work. Every home building firm has a different type and amount of experience. Though a company may seem new, it may be headed by experienced builders. Don’t immediately discount a new firm because it doesn’t boast decades of experience, but do make sure it has experience with the home design you’re seeking.

Once you’re impressed with their overall portfolio, ask to talk to references. Are the past homeowners satisfied with their builds? Here are some great questions to ask:

  • Would you buy another home from them?
  • Would you recommend them to friends or family?
  • Why would (or wouldn’t) you recommend them?

Do They Guarantee Quality?

Most reputable home builders will be more than just bonded and insured – they’ll also personally guarantee their work. This usually comes in the form of a home warranty. COHBA requires that its member builders offer a home warranty of at least one year with every home they sell.

If your builder can meet all these expectations and more, it’s time to start building!
